What are Inspectors Looking For?

Our inspectors look for three categories of findings during a regular visual termite inspection.

Active Termite Activity

Evidence of live termite presence within the structure or on the property, including mud leads or tubes, damaged timber, termite workings and live termites. Where active activity is found, the report will detail the location, extent and recommended action.

Past Termite Activity

Signs of previous termite infestation or treatment, including old workings, evidence of prior chemical treatment and timber that has been affected in the past but shows no current activity. Past activity is a strong indicator of ongoing risk and should be monitored.

Conducive Conditions

Conditions that make the property more attractive or accessible to termites, such as moisture problems, timber in contact with soil, poor sub-floor ventilation, garden mulch or debris against the building perimeter, and gaps in the termite management system. Identifying and addressing conducive conditions is one of the most effective ways to reduce termite risk.

How Often Should I Have My Property Inspected?

Australian Standard AS 3660.2 recommends that properties in high-risk areas such as the Hunter region are inspected at least once every 12 months. Properties with a history of termite activity, those in areas of very high termite pressure, or those where a termite management system is in place may benefit from more frequent inspections every six months.
