Make Sure Your New Home is Right Before You Accept the Keys

Building a new home is one of the most significant investments you will ever make. A PCI or Practical Completion Inspection is your opportunity to have the property independently assessed before you accept handover from your builder. It is the final quality check that ensures your new home meets the required building standards before you sign off and move in.

What is a PCI / Building Handover Inspection?

A PCI is conducted once your builder has advised that construction is complete and the property is ready for handover. It is carried out by an independent, licensed building inspector, not your builder to give you an unbiased assessment of the finished work.

The inspection identifies any major or minor defects present before you take possession. This is important because once you have accepted the keys and moved in, it becomes significantly more difficult to have your builder return to rectify issues at their cost. Identifying defects at the PCI stage gives you the documentation and leverage to have them corrected before you take responsibility for the property

What Does a PCI Inspection Cover?

What Happens After the Inspection?

Once the inspection is complete, you will receive a detailed report with photographic evidence of all identified defects. The report clearly distinguishes between major and minor defects, so you know exactly what needs to be prioritised.

You can then take the report to your builder’s site supervisor and formally request that all identified issues are rectified before you accept handover. Having an independent, documented report puts you in a strong position to hold your builder accountable to the standards set out in the NSW Guide to Standards and Tolerances 2017 and the Building Code of Australia.

When Should the Inspection Be Booked?

The PCI should be booked once your builder has formally notified you that the property is at practical completion and ready for handover. Ideally, the inspection should be carried out before you sign off on the handover paperwork, giving you time to review the report and raise any issues with your builder prior to accepting the keys.
