Will you tell me not to buy if the report is bad?

No. Our job is to give you an honest, accurate picture of the property’s condition. What you do with that information is your call. We’ll walk you through the report and answer any questions you have, but the decision to buy is yours.

It doesn’t mean the deal is off. Every property has something. What matters is knowing what you’re getting into before you sign. A clear report gives you the facts so you can negotiate, budget for repairs, or walk away with confidence.

No. This isn’t a council compliance check. It’s a visual assessment of the property’s physical condition, compared against similar properties of the same type and age with a reasonable maintenance history. We describe what’s there, what needs attention, and flag any structural or safety concerns. There’s no pass or fail.

No. Building and pest inspections don’t include electrical or plumbing testing or testing of appliances and air conditioners. Those can only be carried out by a licensed electrician or plumber. If something in the report raises a concern about plumbing or electrical, we’ll flag it and you can arrange a specialist inspection separately.

Yes. If you have a specific concern about the property, let us know before the inspection and we’ll pay particular attention to it. Questions like “can we remove this wall?” or “can we extend the house?” are the kind of things we can often address within the scope of the inspection.

Stuart uses a moisture meter, digital angle level, torch, 3.6m ladder, tile testing device, and an infrared thermal imaging camera on every inspection. Thermal imaging is included as standard, not an add-on.

Generally, between 1.5 and 3 hours on site, depending on the size and condition of the property. If there’s a lot to document, it takes longer. We don’t rush.

You are very welcome to attend the inspection. If you are not able to attend that is fine too (most people don’t). The inspector will talk with you after you have read your report.

All accessible areas: interior rooms, exterior, subfloor, roof void, garage, outbuildings, and granny flats. We also cover fences and retaining walls within the property boundaries and inspect within 30 metres of the main dwelling. The report will clearly note any areas we couldn’t access.

The written report covers all building defects (minor and major) and timber pest findings identified at the time of inspection. It’s not a generic checklist. Each report is written to that specific property, with photos of defects and areas of concern. Reports comply with Australian Standards AS 4349.1 for building inspections and AS 4349.3 for pest inspections and are written in plain English.

Yes. Every report includes high-resolution photos of defects and anything else worth documenting. You’ll be able to see exactly what was found and where.

Yes. Thermal imaging is included in every inspection at no extra cost. It helps detect moisture, water leaks, and termite activity behind walls and under floors that aren’t visible to the eye. It’s a valuable tool and we don’t charge separately for it.

Reports are delivered the same day as the inspection.

Yes, and we encourage it. Once you’ve had a chance to read the report, give us a call and we’ll go through it together. We want you to fully understand what you’re looking at before making any decisions.

Yes. Under Australian Standards AS 4349.1 and AS 4349.3, an inspection agreement between the client and inspector is required before the inspection takes place. The agreement outlines the scope, inclusions, and limitations of the inspection so you know exactly what to expect from the report. You can sign this online when booking, or we can email it to you.

We accept direct deposit- Payment is required before the inspector attends the property.
