Mould Inspection

Find the Source, Not Just the Surface

Mould is more than an unsightly mark on the wall. It is often a sign of an underlying moisture problem within the building fabric, and if the cause is not identified and addressed, the mould will keep coming back no matter how many times the surface is cleaned.

Stuart and the team at Lake Macquarie Building Inspections carry out thorough, non-invasive mould inspections for homeowners, landlords, tenants and property managers across Newcastle, Lake Macquarie and the broader Hunter region. As licensed builders, we do not just identify where mould is growing. We look at why it is there and what needs to be done to address the root cause.

What is Mould?

Mould is a type of fungus that thrives in damp, humid or poorly ventilated environments. It reproduces through microscopic spores that travel through the air and settle on surfaces, where they can begin to grow rapidly if moisture is present. In a building context, mould commonly appears in bathrooms, laundries, kitchens, roof spaces, sub-floors and behind walls or built-in furniture where air circulation is limited.

Visible mould typically presents as dark patches or staining on walls, ceilings, tiles or timber surfaces and may appear black, green, grey or brown. A persistent musty odour is another common indicator, even when no visible growth is apparent.

While some surface mould in low-risk areas can be managed with cleaning, visible growth in a property almost always points to an underlying moisture issue that requires investigation. Common contributing factors include inadequate ventilation, water ingress, leaking pipes, rising damp, condensation and poor waterproofing in wet areas.

Why Does Mould Matter?

Left unaddressed, mould can have serious consequences for both the property and the people living or working in it.

Health Impacts

Mould exposure can trigger allergic reactions, respiratory irritation and other health symptoms, particularly in people with asthma, allergies or compromised immune systems. Symptoms such as persistent coughing, sneezing, skin irritation and headaches can all be associated with mould in the indoor environment.

Property Damage

Mould causes progressive damage to plaster, paintwork, timber and other building materials. Where the underlying moisture source is not resolved, structural deterioration can follow. The longer a moisture problem goes unaddressed, the more costly the repairs tend to be.

Tenancy and Property Value

Mould is a significant issue in rental properties and can lead to disputes between landlords and tenants. It can also affect a property’s value and marketability, and in some cases lead to failed inspections when a property is being sold or leased.

What Does a Mould Inspection Involve?

Our mould inspections are non-invasive, meaning we do not need to cut into walls or remove materials to carry out the assessment. We use calibrated moisture meters alongside a thorough visual assessment to identify the presence and extent of mould and the moisture conditions contributing to it.

The inspection covers all relevant areas of the property, with particular attention paid to high-risk zones. Our inspectors assess:

High-resolution photographs are taken throughout the inspection to document all findings.

What Does the Report Include?

Your mould inspection report is delivered electronically on the same day as the inspection. It includes a clear summary of all findings, photographic evidence of mould presence and moisture readings, an assessment of the likely contributing causes, and practical recommendations on what needs to be done next.

Because Stuart and the team are licensed builders, the advice in the report reflects a genuine understanding of building construction and how moisture moves through a structure. You are not just receiving a list of problem areas. You are receiving informed guidance on the building issues behind them.

Independent Advice You Can Rely On

Lake Macquarie Building Inspections does not carry out mould remediation or cleaning services. This means there is no conflict of interest in our reporting. Our job is to give you an accurate, unbiased picture of what is happening in the property and what needs to be addressed. If remediation work is required, we can advise on what that should involve so you can engage the right trades with confidence.

Frequently Asked Questions

What are the signs I might have a mould problem?

Common signs include visible dark or patchy staining on walls or ceilings, a persistent musty smell in certain rooms, peeling or bubbling paint, ongoing condensation on windows or walls, and recurring respiratory symptoms or allergies among occupants. Mould can also grow out of sight, behind furniture, under flooring or inside wall cavities, which is why a professional inspection is worthwhile if you suspect an issue.

Most residential inspections take between one and a half to three hours, depending on the size of the property and the number of areas requiring assessment. The report is delivered on the same day.

No. Our inspections are entirely non-invasive. We use moisture meters and visual assessment techniques to identify issues without cutting into walls, removing linings or causing any disruption to the property.

A pre-purchase building inspection will note visible mould as part of a general defect assessment, but it does not go into the same level of detail as a dedicated mould inspection. If you have specific concerns about moisture or mould in a property, a standalone mould inspection is the more thorough option.

Arranging an independent mould inspection is a sensible first step. It gives you a factual record of the property’s condition, identifies whether the mould is linked to a building defect or maintenance issue and provides documented advice on what remediation is required. This protects both you and your tenant and helps resolve the matter on the basis of evidence rather than dispute.
