What Happens Before The Inspection?

After you book an inspection, we’ll take care of everything, liaising with the real estate agent to arrange access so that we can inspect the property as soon as possible.
What Happens During The Inspection?
At Lake Macquarie Building Inspections, we don’t believe in hurried, superficial inspections, so we take our time to thoroughly and systematically inspect the property’s interior, exterior and surrounding grounds. This includes careful assessment of the building’s structural integrity, roof exterior, roof void, sub-floor structure, flooring, stairs, plumbing, windows, deck, fences and garage.
At the same inspection, our certified pest specialist will detect any past or present timber pest concerns, examining hard-to-reach, often unseen areas of the property to ensure it is safe and undamaged. This dual inspection service will not only save you considerable costs but will simplify the home-buying process, with only one inspection time and one point of contact for bookings and payments.
What Happens After The Inspection?
On the afternoon of the inspection, you’ll receive a follow-up call from our inspector, so that we can run through our findings and highlight any major concerns. We also encourage you to join us on a post-inspection site visit so that we can walk through the property and explain any issues to you, face-to-face.
Within the next business day, we will provide a written report to AS 4349.1 2007 standards, with easy-to-comprehend, detailed information and clear photos of any defects found. We also offer estimates of repairs or treatments if required, and our pest inspector is qualified to provide pest control services if requested.
