What Is Thermal Imaging?

Thermal imaging uses a specialised camera to detect and display the infrared radiation emitted by building surfaces. Different materials and conditions produce different thermal signatures, and an experienced inspector can identify anomalies in these patterns that indicate the presence of moisture, pest activity, insulation gaps or electrical issues within the building fabric.

The technique is completely non-invasive. No surfaces are opened, no drilling is required and the property is not disturbed in any way during the thermal assessment. The camera gives our inspectors the ability to assess conditions inside wall cavities, under floors and above ceilings without physical access to those spaces

Why Thermal Imaging Matters on the Central Coast

The Central Coast’s geography places many properties close to national park and bushland reserves that harbour active termite populations. These colonies extend their foraging activity into residential areas through underground workings, accessing building timber within sub-floor spaces and wall cavities without any above-ground indication. Thermal imaging detects the heat and moisture signatures associated with active termite colonies in these concealed areas, allowing our inspectors to identify activity that would be completely invisible on a visual inspection.

The region’s lake and estuary setting contributes to elevated ambient humidity in lower-lying suburbs, creating conditions where moisture accumulates within the building fabric more readily than in drier inland locations. The Central Coast’s large stock of older fibro and brick homes includes many properties with original linings and limited sub-floor access that benefit significantly from thermal imaging assessment.

For new homes in the growth estates of the northern corridor, thermal imaging is the only reliable way to verify insulation installation in wall and ceiling cavities without removing linings. Missing or poorly installed insulation batts are a common finding in new construction that would otherwise go undetected until the home’s energy performance raised concerns.
